Brinkman Construction is building the six-story, 536,373-square-foot multifamily community in collaboration with Crescent Communities, Macerich, and Craine Architecture, positioning the project as a central component of the larger FlatIron Crossing reinvestment effort.

The project is being delivered through a coordinated team structure that includes Crescent Communities as the developer, Macerich as the district landowner and redevelopment partner, Brinkman Construction as the general contractor, and Craine Architecture as the design lead, supported by engineering and design consultants across the Front Range. As construction continues, NOVEL HiFi is expected to introduce a modern, resident-focused living environment that supports local economic activity, strengthens community connections, and contributes to the ongoing evolution of this growing urban district.
Situated between Denver and Boulder, the FlatIron Crossing area has evolved into a vibrant and high-value live-work-play destination, shaped by nearby employment centers, major transportation routes, and a diverse mix of residential, retail, and entertainment uses. NOVEL HiFi is designed to align with this momentum, offering 347 studio, one-bedroom, and two-bedroom apartment homes organized around walkability, accessibility, and a collection of lifestyle-focused amenities. The building wraps a 500-stall structured parking facility, allowing the community to maintain a compact footprint while supporting density, circulation, and resident convenience.
A significant focus of the project’s design is the integration of social spaces and community-focused amenities that support everyday well-being. The development includes an interior courtyard with a resort-style pool, a modern fitness center, flexible gathering areas, and a large great room created to accommodate remote work, collaboration, and resident programming. One of the project’s signature features is the 42,000-square-foot post-tensioned elevated deck, constructed above the future ground-floor retail space. The structure expands the functional area of the development while reinforcing the connection between the residential community and the surrounding mixed-use environment. By supporting future pedestrian-level retail and activity, NOVEL HiFi helps establish a more people-oriented streetscape that encourages movement, supports local businesses, and strengthens the relationship between housing, amenities, and nearby commercial spaces across the FlatIron Crossing redevelopment. FODS Trackout Control Mats were installed at key entry points and high-use access routes to help control sediment track-out during construction. The mats provide a durable, reusable alternative to traditional construction entrances, reducing mud and debris on surrounding pavement while supporting environmental compliance.
The engineered HDPE pyramid surface of the FODS mats helps remove soil and sediment from vehicle tires as equipment exits the site, improving roadway cleanliness and reducing maintenance associated with rock-based entrances. Because the mats can be relocated and reused across multiple phases, they support adaptive site sequencing and offer long-term cost and sustainability advantages compared with single-use aggregate solutions. On a large mixed-use project such as NOVEL HiFi, this flexibility allows contractors to maintain consistent access control while adapting to changing traffic needs and ongoing structural progress.
